What areas do you serve? Although I am licensed in the state of Michigan, my main focus is the Metro Detroit Area.

How long have you been in real estate? Over 5 years. However the better question for a real estate agent is the amount of business conducted since receiving their license. In my opinion, an agent that has been licened for 3 years and sold 75 homes is better than an agent that has been licensed for 10 years and sold 30 homes.

What makes you different from other realtors? There are many things that separate me from other agents. My knowledge on home construction and local building codes, my negotiating skills, but my most important difference is that I truly care for my clients and ALWAYS put them first.

For Home Sellers

How do you determine my home’s value? I will run comps for the area your home is in. I look at all aspects including size, condition, special features, etc. and compare those to the recently sold and unsold homes. Your home is only worth what a buyer is willing to spend for that area.

What should I do to prepare my home for sale? The best thing to do is to call me first and schedule a home review. This will ensure that you are ONLY doing the things that will net you the most money.

Do you offer staging or renovation services? Yes, I offer many services including a unique renovation service where you can pay at closing.

How do you market my home? Marketing is dependent on the homes location. I will market the home in a way to maximize clients profit. I will go over in detail at our listing consultation.

How long will it take to sell my house? Depends on the market, most homes sell in less than 8 days in a sellers market.

How much does it cost to sell my home? This is an area that we go over during the listing consultation. We offer competitive rates and provide many services that other agent do not include.

Do you help with estate sales or inherited properties? Yes I have partnered with an Estate lawyer and therefore many of my clients have inherited properties. I have extensive knowledge for probate and how to avaid it, along with providing guidance for tax strategies.

For Home Buyers

What’s the first step to buying a home? Scheduling a consultation with me. We will then go over the next steps based on your needs. A lot of people miss out on the home of their dreams because they were not prepared.

Do I need to get pre-approved for a mortgage? Yes, legally we cannot show homes to clients unless they are pre-approved.

Can you help me find off-market listings? Yes, my office consists of more than 280 agents. We share our off market deals all the time. In addition I belong to an investor group that shares off market deals.

How do I make a competitive offer? Depending on the home, if we are in competition, and your situation. I have structured many unique deals to get my client the home of their dreams when needed. I will always look for a win-win solution.

What costs should I expect when buying? Most of the cost are associated with the mortgage broker you chose that will include your down payment, property taxes, processing fees. Outside of that you will have title insurance, closing cost which is under $500 and a few small fees such as overnight fee, compliance fee, banking fees, etc.

How do showings work? Once you have your pre-approval, we will have you set up on an automatic email that will send you listings when they go live. From there, you will send me a text asking to see a particular property and then we will go check it out.

Do you work with investors? Yes. I work with all investors including landlords, flippers, hard money lendors, wholesalers, etc.

Can you help me buy land or new construction? Yes, buying land is just like buying a home. As for new construction, you definately want someone to represent and protect you. Listing agents are there to protect the seller and make sure the deal benefits them.

Do you recommend lenders, inspectors, or contractors? Yes, I have an extensive list of lenders and contractors I trust.

Do you offer virtual tours? No, most home owners do not allow them.

Process & Paperwork

What happens after I accept an offer? The buyers will most likely schedule an inspection, than appraisal.

How long does closing take? Most are closed in less than 30 days

What’s earnest money? It is a good faith down payment that goes towards your final closing cost/fees.

Who pays closing costs? There are closing cost on both sides of the table.
